Seamless Rebuild: From Damage to Restored — With One Team

One of the most frustrating parts of property damage is the transition from mitigation (water extraction, mold removal, fire cleanup) to reconstruction. Many restoration companies stop at mitigation, leaving homeowners to find, vet, hire, and coordinate a separate general contractor — while already stressed, displaced, and managing an insurance claim. AWDR eliminates that gap entirely.

Our in-house reconstruction division handles the complete rebuild scope: framing, drywall, insulation, flooring (hardwood, tile, carpet, LVP), interior painting, cabinetry and millwork, window and door installation, and all finish work. We match existing materials and finishes to restore your property to pre-loss condition or better.

Because AWDR’s mitigation and reconstruction teams work together from day one, scope gaps are eliminated. There’s no blame-shifting between a restoration company and a separate contractor, no delays waiting for handoffs, and no re-inspection fees to bring a new contractor up to speed. Your insurance company also benefits — a single Xactimate estimate covering full scope means faster claim resolution.

We manage the full permitting process where required, coordinate inspections, and handle all subcontractor scheduling. You have a single point of contact from the moment you call to the moment you move back in.

  • Drywall installation, taping, texturing, and painting
  • Hardwood, LVP, tile, and carpet flooring installation
  • Insulation replacement (batt, blown-in, spray foam)
  • Framing repairs and structural carpentry
  • Cabinetry, trim, millwork, and finish work
  • Window and door installation and weathersealing
  • Permit management and inspection coordination
  • Seamless integration with AWDR mitigation scopes

When Does Reconstruction Start?

  • After all moisture levels meet IICRC drying standards
  • After mold clearance testing (where applicable)
  • After insurance scope approval and supplement resolution
  • Structural materials must be fully dry before enclosure
  • AWDR coordinates timing to prevent re-contamination
  • Same project manager oversees mitigation and rebuild
  • Permits pulled before any structural work begins
  • Final walkthrough and punch-list before project close

Our Reconstruction Services Process

A proven, step-by-step approach that minimizes damage, maximizes your insurance claim, and gets your property back to normal fast.

1
Scope Development & Insurance Coordination
Our estimator documents the full reconstruction scope using Xactimate and works with your adjuster to ensure complete approval before any rebuild work begins.
2
Demolition & Structural Preparation
All damaged or unsalvageable materials are removed. Structural repairs to framing, sheathing, and subfloor are completed and verified before any enclosure work.
3
Systems & Enclosure Rough-In
Insulation, vapor barriers, and any mechanical rough-in is completed. Drywall is hung, taped, textured, and primed to match existing finishes.
4
Finish Work, Final Inspection & Walkthrough
Flooring, paint, trim, cabinetry, doors, and all finish work is installed. A final inspection and client walkthrough ensures every detail meets pre-loss quality standards.

Reconstruction Services — Frequently Asked Questions

Answers to the most common questions our Edmonds & Seattle customers ask before, during, and after reconstruction services work.

Do I need to hire a separate contractor for the rebuild, or can AWDR do everything?
AWDR handles the complete scope — mitigation and reconstruction — under one contract. Our in-house reconstruction division is fully staffed and equipped for drywall, flooring, insulation, painting, framing, cabinetry, windows, and all finish work. You do not need to find, vet, or manage a separate general contractor. This is a significant advantage in claim management and project timeline.
How long does reconstruction take after water, fire, or mold damage?
Timeline varies significantly by scope. A single-room drywall and flooring replacement typically takes 1–2 weeks. A full floor or kitchen affected by a major water event may take 4–8 weeks. Fire damage reconstruction with full-structure rebuilds can take 3–6 months. AWDR provides a detailed project schedule before work begins and updates you at every milestone.
Will the reconstructed areas match my existing finishes?
Yes — material and finish matching is a core part of every AWDR reconstruction scope. We color-match paint, match flooring species and grade, replicate drywall texture, and source comparable millwork and cabinetry profiles. We understand that visible seams between ‘old’ and ‘new’ areas are unacceptable and document matching requirements in the Xactimate scope from the start.
Who handles permits for reconstruction work?
AWDR manages all required permits as part of the reconstruction scope. We determine permit requirements based on the work type and jurisdiction, pull permits before beginning regulated work, schedule all required inspections, and ensure the project closes with proper sign-off. Permit costs are documented in the insurance estimate.
What if my insurance adjuster disputes the reconstruction scope?
AWDR’s estimators build Xactimate scopes designed to withstand adjuster scrutiny. When disputes arise, we respond with supplemental documentation, manufacturer specifications, and comparable material pricing. We have extensive experience advocating for complete claim coverage and have recovered over $3.7 million for our clients through this process. We do not accept lowball scopes as final.
Does reconstruction require me to vacate my home?
Depending on the scope and the areas affected, partial or full temporary relocation may be necessary. Single-room projects can often be done while you’re in the home. Projects involving kitchen, bathroom, HVAC, or multiple rooms typically require temporary relocation for safety and quality. AWDR’s project manager discusses displacement requirements at the project kickoff and coordinates timing to minimize disruption.
