What to Expect: 3 Simple Steps

From your first call to a written estimate in your hands — here’s exactly how the AWDR assessment process works.

1
Step One
We Call You Within 60 Minutes

Submit the form or call us directly. A real AWDR team member — not a call center — contacts you within 60 minutes to understand your situation and schedule an on-site visit.

What happens: We gather basic information about the type of damage, when it occurred, and whether there’s an active emergency. If you have water actively entering your home, we treat it as an emergency dispatch.
2
Step Two
On-Site Assessment by Certified Technicians

Our IICRC-certified technicians arrive, perform a thorough inspection using professional moisture meters and thermal imaging, document all affected areas, and identify the full scope of damage.

What we check: Moisture readings, structural integrity, mold indicators, hidden water migration, affected building materials, and potential safety hazards. We photograph and document everything.
3
Step Three
Written Xactimate Estimate — No Surprises

You receive a complete written estimate produced in Xactimate — the same software used by insurance adjusters. Line-item pricing, no hidden charges, no vague lump sums. You decide what happens next.

What you get: A detailed Xactimate estimate you can submit directly to your insurance carrier. If you choose to move forward with AWDR, we handle adjuster coordination and direct billing.

Why Homeowners Trust AWDR’s Assessments

Our estimates aren’t guesses. They’re professional, documented, and built to stand up to insurance adjuster review.

🏛
IICRC Certified Inspectors

Every assessment is performed by technicians certified to IICRC S500 (water) or S520 (mold) standards. We use professional-grade moisture meters and thermal cameras — not visual guesses.

Frequently Asked Questions

Common questions about the AWDR free estimate process — answered honestly.

Q Is the estimate really free?

Yes — completely free, with no strings attached. AWDR provides a full site visit, moisture assessment, damage documentation, and written Xactimate estimate at no cost to you. There is no obligation to hire AWDR after receiving the estimate. We believe homeowners deserve honest information before making any decisions about restoration work.

Q How long does the assessment take?

Most residential assessments take 60–90 minutes on-site. Larger commercial properties or more complex damage may require 2–3 hours. We’ll give you a time estimate when we schedule the visit. The written Xactimate estimate is typically delivered within 24–48 hours of the on-site visit, sometimes faster for emergency claims.

Q Do you work with my insurance company?

Yes. AWDR works with all major insurance carriers and handles direct billing on behalf of homeowners for covered losses. We produce Xactimate estimates — the same software used by adjusters — which streamlines the claims process and reduces disputes. Our dedicated project manager handles all adjuster communication, so you don’t have to navigate it alone. Note: AWDR works exclusively for the homeowner, never as a preferred vendor for any insurance carrier.

Q What types of damage does AWDR assess?

We assess water damage (all categories including sewage), mold and microbial growth, fire and smoke damage, storm and wind damage, and biohazard situations. We also assess crawlspace, attic, and structural damage resulting from moisture events. If you’re unsure whether your damage falls within our scope, call us — we’ll tell you honestly whether we’re the right fit.

Q How quickly can you come out?

For active emergencies (water actively flowing, sewage backup, major fire damage), we guarantee an on-site response within 60 minutes, 24/7/365. For non-emergency assessments, we typically schedule within 24–48 hours. Same-day or next-morning appointments are often available. Call (206) 771-7040 or submit the form above to get on the schedule.

Q What should I do before AWDR arrives?

For water damage: if you can safely stop the water source (shut off a valve), do so. Don’t move or discard any wet materials — our technicians need to document the damage as found for insurance purposes. Don’t run fans or HVAC systems in affected areas, as this can spread contamination or mask moisture readings. Take photos of visible damage if you can do so safely. Otherwise, stay out of the area and let us handle it.
